Below you will find a list of questions that are most commonly asked. If you have a question that isn't here, please feel free to contact us. Simply e-mail us your question, and we will contact you as soon as possible. Q: How do buyer agents get paid?
A: When representing a home buyer we get paid by the listing broker. The listing broker has a listing agreement with the seller. In that agreement the seller agrees to pay a certain amount at closing to the listing broker. Half of that amount is given to the agent that brings the buyer to the table. Q: If you are receiving a percentage of the selling price, why would you want to negotiate for the lowest possible price? A: This is a common question that is often asked. Let's assume we were getting a 3% commission on the sale of a $250,000 home. Let's say we negotiated the price down to $240,000. The difference in our commission would be $300. This is a small price to pay for your goodwill and word of mouth advertising. Our priority is to get you the lowest possible price with the best service so you will refer family and friends to us. Referrals and your satisfaction are how we do business. Q: What type of contract do we sign? A: We establish a contractual agreement with you through an exclusive buyer agreement. This agreement states that we represent you and your needs 100% of the time and not the seller. Upon signing this agreement you become a client of Family Realty, LLC. Q: How does you Exclusive Buyer's Program work? A: Buyer's who sign up for our Exclusive Buyer's Program are one step ahead of the rest of the competition. We add you to an e-mail follow-up system that automatically e-mails you new listings as soon as they hit the market. This approach saves you, the buyer, both Time & Money. You are able to preview homes before most people know that they are for sale. Q. Does the Exclusive Buyers Program cost any money? A: NO! This is a free service that we offer all buyers! |
