'Tis The Season to Have Your HVAC Checked!

It's getting cold out there! Although some of us can handle the cold more than others, with these brisk Louisville autumn nights, chances are you have already started turning on the heat in your home - but have you had you had your routine HVAC maintenance yet?! We all know how miserable it is to wake up in the middle of the night, absolutely freezing because your heat went out. It always seems to happen at the worst times, and whether you have pets, kids, or a better get ready to hear some complaining! Especially since this scenario is avoidable with routine preventative maintenance. It's important to have your HVAC checked at least twice a year. First, when you are about to turn on the heat for the first time, and second, when you are going to turn on your AC for the first time. This way you can catch and address any problems before they become a major inconvenience. Just remember that the longer into the season you wait, the more calls your local HVAC technician will be receiving. If something does go wrong, there is a good chance you will have to wait a few days before it can be fixed! So, make sure to get ahead of any HVAC issues, and can stay cozy and warm this season.

Wonderful Winter X-Games: How do they Relate to the Winter Olympics

It’s cold outside, snow has been common this winter, and so you might be thinking Louisville could be an appropriate host city for the Winter X-games. Unlikely. This year’s winter X Games will be hosted on Aspen Colorado's Buttermilk Mountain from Jan. 25-28.


With the winter Olympics just a few weeks away all eyes will be watching the Olympic performers to see who is performing at their peak! No doubt eyes will be on Shaun White who just completed a perfect 100 score to win the U.S. Grand Prix halfpipe event and clinch a US Olympic team spot for Pyeongchang, South Korea.


The winter X Games is not always a 100% predictor of who will medal at the winter Olympics, but it certainly gives you a good indication of where the athletes are at, who to watch in South Korea, and yes who might medal at the winter Olympics.


The winter X-Games is hosted, produced, and televised by ESPN as a companion event to the Summer X-Games which usually runs in August. All the events at the winter X-Games are free. Only if you want to enter the live music concerts every night do you need to purchase tickets. So if you are anywhere near Aspen you might want to enjoy some awesome free winter sports!

Golden Globes, Screen Actors Guild, Academy Awards - What's The Difference?

With awards season well under way some of you might be wondering, “What is the difference between the Golden Globes, Screen Actors Guild Awards, and the Academy Awards?” There are two basic differences. Who decides the winners and what is awarded?

Who Decides the Winners?

The Golden Globes are presented by the Hollywood Foreign Press Association. 93 members choose who will receive the prestigious golden globe.

The Screen Actors Guild awards are presented by (take a deep breath) the Screen Actors Guild-American Federation of Television and Radio Artists, a union for actors, journalists, radio personalities and other media professionals. Nominations are made by a randomly selected 2500 people group from the union and winners are voted on by the entire union.

The Academy Awards are presented by the Academy of Motion Picture Arts and Sciences. The winners are chosen by the Academy’s voting membership. Membership into the Academy can only be obtained by an invite from the current Academy membership.

What is Awarded?

The Golden Globes recognize excellence in both Film and Television, domestic and International. The golden globes generally award more singular awards such as best actor or actress, or best original score or television drama series.

The Screen Actors Guild Awards present awards for both Film and Prime Time Television. While these awards also award many singular awards they also award ensemble awards such as the Outstanding Performance by a Stunt Ensemble in a Motion Picture.

The Academy Awards are quite different from the other two awards ceremonies in that they only award prizes specifically for Film. The Academy Awards have their television equivalent in The Emmy’s and their musical equivalent in The Grammy’s.

As such these awards not only include awards for the “big name” type roles such as best actor or actress but also include awards for lesser known industry related categories such as best editing and best makeup and hair styling.

Snow Safe Driver Tips

The snow continued to fall overnight making Louisville whiter and more magical in every way. Neighborhoods in real estate Louisville, which our team knows so well, look completely different. The bows of trees hold snow in a contrast of white on brown.


Front yards wear a blanket of white and many stairways are only visible by their rail sticking out of the snow. Deer prints can be seen alongside human tracks giving us insight into their nocturnal movements.


The roads however are cleared and wet forming pathways of shiny black cutting through the snowy landscape. It is these roads that cause so much anxiety during peak snowfall seasons. The snow and ice take familiar roads and transform them into surfaces we no longer understand.


So we thought it would be helpful to our customers, family, and friends to do some research and put together some snow safe driving tips.

Slow Everything Down

Like rain on the roadway, snow makes everything you do on the road slower. Stopping and turning take longer, so does your ability to see road obstacles. In fact, “hit the gas” should be completely removed from your vocabulary once snow hits the ground. Pushing the pedal down slowly avoids skidding and increases tire traction on road surfaces.

Open Everything Up

If stopping takes longer it follows that the distance required to bring your car to a stop will increase dramatically. This means you’ll need to start breaking much earlier than usual when you see a red stop sign, stop light, or break lights ahead. You should also more than double your following distance from other vehicles.

Don’t Stop When Going Up

Hills are undoubtedly trickier in the snow. It takes a lot more to get your car moving from a stop than it does if you’re just barely rolling forward. Add gravity pulling you down on a hill and you’re asking for trouble.

Ordinarily we step on our pedal in the middle of a hill. This won’t work in snowy conditions. Hitting the gas on a hill will cause your wheels to spin on a snow covered/icy road. You’ll want to instead increase your speed slightly before you get to the hill rather than on it.

The other safety option of course is just don’t leave the house! You could maybe work from home, watch a movie, or use our online helps such as our mortgage calculator and home value calculator or review our seller’s program or buyers program.

Sledding Spots Louisville

It’s snowing in Louisville! Not sure if you noticed? As I type this blog I am watching fresh snow fall from the sky and cover Louisville in an ever deepening carpet of snow. The icy sky cotton has coated neighborhoods in real estate Louisville transforming them into winter wonderlands.


With the magical snow fall coinciding with Martin Luther King Jr. Day many families in Louisville are taking advantage of the day off school and celebrating by snow sledding. If you are wondering where you want to sled with your friends and family we did research for you. has announced six sites for public sledding*:

1. Cherokee Park (Baringer Hill, intersection of Alexander Rd and Scenic Loop)

Cherokee Park is situated in the Highlands but several other neighborhoods have entrances to the park: Cherokee Triangle, Bonnycastle, Highlands-Douglass, Crescent Hill and Seneca Gardens.

2. George Rogers Clark Park (1024 Thruston Ave, behind playground, near McKinley Ave)

George Rogers Clark Park is in the Audubon neighborhood and is bordered by Poplar Level Rd to the east.

3. Joe Creason Park (1297 Trevilian Way, behind Metro Parks administration building)

This park is right next door the Audubon and Camp Taylor neighborhoods in the Poplar Level neighborhood which is also home to Louisville Zoo.

4. McNeely Lake Park (6900 Cooper Chapel Road, near Korean War Memorial)

5. Tyler Park (1501 Castlewood Ave, on Tyler Park Dr side of park)

Tyler Park is situated in the Tyler Park neighborhood which is part of the Highlands and lies next to Deer Park and Germantown.

6. Charlie Vettiner Park (5550 Charlie Vettiner Park Rd, near Easum Rd entrance)

This park is situated on the south of Jeffersontown one of the more popular neighborhoods around Louisville.

Professional Football League's Baseball Beginnings

With less than a month to go until Super Bowl 2018 means that this weekend is wildcard weekend all weekend. Shut down your schedules, fire up your TV’s, order your chips, dips, wings, and pizza, call some friends, and hit the couch for four action packed games.

The NFL Super Bowl playoff games are a National News story every January, but the first NFL league (not the same as today’s league) was a much smaller affair. It is reported  that the first league started when several baseball clubs formed football teams to play in the first ever (there were only two) World Series of Football.

The birth place of this idea was the mind of an Irish New Yorker Tom O’Rourke. Being the manager of Madison Square garden his brain always needed to brew good ideas to bring traffic into his giant arena. This time his brain brewed a 5 team indoor football tournament.

This tournament was not only the first football league it was also the first ever professional indoor football game. I’d say the only problem, but there were many, but one of the biggest problems of this indoor arena was the field was only about 70 yard by 35 yards.

Not only that but the arena walls are reported  to have been right on the sidelines which led to several players getting some pretty interesting injuries. But the tournament went on and 3000 or so fans were able to enjoy watching the game from much closer than ever before.


With stadiums today able to house tens of thousands of fans professional football has come a long way. We hope you have fun watching the games this weekend and hope you’ve already left your prediction on our Facebook page.

Use Winter Well to get a Head Start on Spring

Just because it’s freezing outside doesn’t mean your real estate Louisville plans need to freeze. Winter is the perfect time to get ready for the spring and summer real estate Louisville rush. Although things tend to be a little slower in the winter months this does not mean you should be.

In fact the winter months are the perfect months to get your home ready so you are good to go when the frost begins to thaw and the market begins to roar. We’ve put together a list of a six things you can do now to get you and your house ready for the market.


1. Declutter

When selling a home you want it to look as unlived in as possible. For pretty much everyone our houses looked lived in because, well we live in them. As we go about life we collect magazines, books, bills, toys, trinkets, gadgets, and a litany of stuff which fill our lives.

These things are obviously loved and needed by us, but they clutter a buyer’s view and detract from your home and it’s potential. You want to create as much open space as possible so the buyer can imagine their dreams in your house.

Kitchen counter tops are often cluttered with magazines, bills, mixers, toasters, and a variety of coffee makers. Remove all these items from the counters and place them neatly out of sight. But try not overstock kitchen cupboards as buyers often open these when viewing your home.

2. Depersonalize

Again potential buyers need to be able to imagine themselves in your home. This can be hard to do with photos of you and your family or with personal trophies everywhere. Remove very personal items from your home so the buyer can more easily imagine your home as their home. This will also help declutter your home and create more open space.

3. Dust-Bust

Yup make your spring clean a winter clean! Get stains out of carpets, off walls, cabinets, and curtains. Deep clean the whole house. Consider shampooing or steam cleaning your carpets and tiled flooring. Pressure washing the outside won’t be possible just yet, but that’s the first thing you’ll want to do once temperatures move into the 50’s and 60’s.

Fill in those holes you’ve been meaning to for a while, ensure grout is mold free, and consider giving some of the walls a fresh coat of paint if they really need it. But if you do pain a room make sure to use a neutral color.  

4. Downsize

By downsize I mean reduce the size and amount of furniture, clothing, and linen in your home. When showing a home extra furniture in rooms, and extra clothing, linen, and stored stuff makes rooms look small. By moving some unneeded furniture, clothing, linen etc. into storage you will not only make your house feel roomier, but you’ll get a head start on moving out.

5. Delve Deep

Resolve to Set Great Goals for 2018!

What?!?! 2018 is today? How did that happen? Wasn’t it 2016 just 2 minutes ago? It is pretty amazing how time disappears like grains of sand falling through our finger tips. This only highlights the importance of planning our time effectively. At the start of the New Year many will sit down to try and write out some New Year’s Resolutions.

While there is nothing wrong with New Year’s Resolutions, I prefer to talk of Goals. New Year’s Resolutions carry with them the connotations of starting something new from scratch yet again. One sets them with no long term plan or with little hope of completing them.

Goals on the other hand are more like stepping stones or rungs on a step ladder to somewhere. In reality a resolution should be a long term objective, while a goal is a shorter term objective on your way to your life’s resolutions.


5 Year Resolutions

If you’ve never thought of goals or resolutions before you need to not just look at the year ahead, but a little longer. A good question to ask yourself when setting resolutions is, “Where do I see myself in 5 years’ time?”

“Where do I see myself…” could include where you want to be, who you want to be, or what you would like to do. But more importantly think of "you" in 5 years’ time.

5 years seems like a long time away, but it will fly by. However when thinking of your 5 year resolutions, dream big. There is more you can achieve in 5 years than you might think. So let’s say you just realized you’ve spent the last 10 years on the couch and you now want to get fit. Don’t be scared to resolve to run a marathon in 5 years’ time. You probably can!

The mistake we make is to resolve to run a marathon in 1 years’ time. While there is more we can do in 5 years than we think there is often less that we can do in 1 year than we think. So once you have decided on some 5 year resolutions write them down leaving space between each one.

1 Year Goals

Now you make the move to plan out some goals for 2018. The goals you make for 2018 need to be the first big step toward your 5 year resolutions you just wrote down. So if your 5 year resolution was “Run a full marathon”, your goal for 2018 might be, “Run a 5km by Christmas.”

 Meet SAM 

When setting these goals you need to become best buds with SAM! In other words the goals you set must be Specific, Attainable, and Measurable.

 Specific – goals must not be vague. A bad goal would be “I want to run this year.” If you haven’t run in 2017 one run in 2018 will do it. You’ll find excuses not to run and you’ll lose motivation because you’re not really aiming at anything specific.

 Attainable – from couch to full marathon in 1 year is not likely an attainable goal. Neither is “make a million dollars” when you have $2, or “start a tech empire” when you can’t operate a DVD player. Your 5 year resolutions are your big audacious resolutions. Your 1 year goals should stretch you out of your comfort zone, but they should be realistically attainable in a year.

If your 1 year goals are too big you will soon realize you won’t reach them and you’ll lose motivation and give up. “From the couch to 5km in 1 year” is a stretching but attainable goal. It is more than you have done last year, but it’s something achievable in a year.

 Measurable – goals must have some sort of measurability to them. Don’t just plan to run more this year plan to run a 5K. Don’t just plan to read more, plan to read X-number of books this year. Don’t just plan to eat healthy, list what you will and won’t eat.

Monthly Baby Steps

Once you have set your goals for the year you’ll need to go back and set up some baby steps of how you will reach that goal every week for the next month. So let’s say you’re doing the 5K by Christmas 2018.

So for January 2018 you might write, “Wake up 30 minutes early and walk for 15 minutes Monday through Saturday morning.” Or for the reader among us, “This month read one chapter a night in bed Monday through Thursday.”

In this phase of goal setting you must set two calendar dates. The first date needs to be for two weeks’ time. This will just be a quick review where you read over your goals to make sure you’re keeping up to speed. You may even mentally make some adjustments.

The second calendar date will be for the last weekend of the month. This will be more formal. Here you write out your baby steps for February 2018. For example, “Wake up 30 minutes early. Walk for 20 minutes every other day, run for 10 minutes every second day Monday through Saturday.”

Every month continue this same routine reviewing every two weeks and planning the next month’s baby steps the weekend before that month begins.

Some Final Tips

Post ‘em - Once you have your 5 Year Resolutions, 2018 Goals, and January 2018 Baby Steps written out post them somewhere visible. For example on the fridge, in your Bible, on your mirror, or on your PC screen. Seeing them every day will keep them fresh in your mind.

Tell ‘em – to keep yourself accountable and encouraged tell someone your goals. Ask them to ask you how you are doing, encourage you, and even give you a kick in the pants if you need it. We need others to help us and we can help others with their goals too.

Track ‘em – It helps to log your progress. This could be as simple as opening a note in your smartphone and simply typing, “Monday 1st – walked for 15 minutes” or “Monday 1st – Read chapter 1”. This will show you if you fall behind but also encourage you that you’re making progress.

Point ‘em – By this I mean aim them to something. For example find a 5km race in November 2018, enter it, pay the entry fee, and put the registration on the fridge. Again tell someone or “somemany” that you’ve entered a 5K. This will give you something concrete to work towards.

Review ‘em – here I am not talking about the systematic review every month. Here I mean review your goals at the end of 2018. See what you have achieved and see where you have fallen short. Make some changes and set...

A Canine Christmas: A gift guide for dog lovers

At Family Realty we know for many families their dog is a much loved member of the family. So we thought you might like a blog that will help you spoil your dog this Christmas. If you’re one of those people who need help coming up with gift ideas for their spouse, you might find putting together a wish list for your dog to be a challenge.

You could always opt for the obligatory chew toy or squeak ball, but that’s a little like giving your spouse a Christmas sweater every year. Your dog doesn’t remember what he got for Christmas last year (as far as we know), but he’s still a member of the family. You’d like to get him something that’ll provide some enjoyment and, if possible, some exercise too. Fortunately, there are plenty of unique gift ideas out there for your furry pal, and there are people who can help you find them.

Trust the experts and your dog

The folks at your local pet store have plenty of knowledge and experience when it comes to dogs; they even know about gift ideas. You can always ask them which toys are the most popular this year, or what gifts are best for your dog. Some are breed-specific, and some are popular for all dogs, such as dog beds, which come in all shapes and sizes. Your veterinarian is also a good source of information, and may even have some special chew toys or other items in stock.

It’s also helpful to think about what activities your dog likes most, such as going for a walk after dinner, which would make a leash that’s visible after dark a terrific idea. If your pooch needs some obedience training, you might include a gift that could help training a little easier, such as a harness.

Something different

Ultimately, you can’t go too wrong when thinking up a wish list for your dog - he won’t ask for a gift receipt if he doesn’t like something - so go ahead and include gifts that are a little off the wall. At $10 each, you can afford to include a few doggie cigar chew toys. Or how about a 6-pack of beer, just between pals? Bowser Beer is a non-alcoholic “brew” that contains beef and chicken-based ingredients. Why not ask for a subscription to BarkBox, a monthly subscription service that sends a goodie of the month box straight to your door.

All about presentation

Unusual gifts are fun but your dog may not take to something right away if he doesn’t recognize it (such as a fake cigar or harness, for instance). Tips for Fencing in Your Canine Companion

Perhaps you’re the proud owner of a young puppy or recently adopted an older dog. Or maybe it’s a move that has taken you and your furry friend to a new neighborhood and home. No matter what the circumstances, one of the first things many dog owners consider is how to provide a safe, secure spot for their canine companions to enjoy the outdoors.

If your property has an existing fence, you might want to investigate it for holes or other weak areas before freeing Fido for the first time. If repairs or reinforcements are needed, it could be worth consulting a contractor to make sure your hairy Houdini can’t pull an escape act. And professional contractors can be even more critical if you need to build a fence from the ground up. Some municipalities require permits for fence installations and regulations can differ depending on the barrier’s height, type, and location. High-quality fencing companies can handle the hassle of obtaining the correct permit for you.

Wood fences are a relatively cost-effective option that provide privacy while protecting your property and pooch. Although they can be more expensive per linear square foot than chain link fences, wood fences cost less, on average, than vinyl, aluminum, or wrought iron fences. And, depending on the type of wood and wood treatment you choose, the cost of a wood fence may even be comparable to a chain link option.

To keep your dog from lying in the flowerbeds, drive short stakes in the ground throughout the planting area. Your four-legged friend will find a more comfortable place to lounge on the lawn.

And, if you have a doggy digger, make sure he’s adequately occupied and supervised in the yard to deter him from destroying flower beds. You might even want to install a dog-friendly sand pit specifically designated for digging. Add some toys to signal the spot is all his.

Keep your dogs inside at dawn, dusk, and at night. This helps protect them from potentially dangerous wildlife, including raccoons and opossums, which tend to be most active overnight.

If your buddy is barking, pay the pup a visit right away. Experts say dogs that bark constantly are either lonely, bored, or hungry. Providing your pet with the proper care and attention should help keep her happier -- and more quiet -- giving both you and your neighbors a barking break.
