8 Steps to Selling Your Home

8 Steps to Selling your Home
If you are selling your home for the first time, or you haven’t sold your home in a very long time, the selling process can seem overwhelming. Here are the 8 main steps to expect when selling your home. 

1. Getting Started

  • Select an agent that will represent your best interest
  • You will sign a listing contract with your agent, giving them the exclusive right to sell your home.
  • You and your agent will go over all of the details of your home. This will help your agent market your home in the best way possible.
  • After going over details of the home, your agent will look at comps in the area, and together you will determine the best price to list your home.
  • One thing to remember when selecting a listing price is, if the appraisal (see #6) comes out to be far less than what you sell for, the deal could fall through. So selecting a realistic price is going to help you in the long run.
  • You will fill out a “Seller’s Disclosure.” This is a list of the conditions of your home, including any flaws or updates. Potential buyers will be able to look over this disclosure to have a better idea of any issues with the home, as well as selling points.

2. Photographing your home

  • First impressions are crucial in the online home marketplace.
  • 92% of home buyers are searching online, and the majority of them want to see pictures.
  • Homes sell 50% faster and closer to asking price when using professional HD photos.
  • Your agent will tell you how to make your home “Photo ready”, to attract the most buyers.
  • Your agent will hire a professional photographer to take pictures of your home, which will be used to advertise your listing online.

    3.   Advertising your home

  • A  “For Sale” sign will be placed in your front yard.
  • Your listing will be posted on MLS,,, and often on Facebook or other social media.
  • At this point your agent will begin scheduling showings, so make sure to keep your house clean and organized at all times!
  • If you have kids or pets, have a game plan for how to get everyone out of the house during showings.
  • You and your agent may decide to host an Open House. This is usually on Sundays from 2-4pm. Your agent will be present during the Open House to answer any questions potential buyers have, and to further market your home.

    4.   Respond to offers

  • When you receive an offer (or multiple offers) your agent will help you carefully consider it and negotiate the best price.

   5.   Inspections

  • Shortly after you accept an offer, the buyers will schedule an inspection of the home. This usually takes place within 10 days of acceptance.
  • A certified inspector will go through every part of your home to make note of any damage or concerns.
  • They will present this list to the buyers, at which time they will notify you of any repair requests.
  • You have the option to negotiate which repairs you are willing to do, which could potentially lead to a change in the price or conditions of the sale.

   6.   Appraisal

  • The buyer’s lender will hire a certified appraiser to determine the worth of your home.
  • If it is determined to be worth far less than the purchase price, the buyers can further negotiate the price or conditions of the sale, or walk away from the deal.
  • This is why it is so important to make sure you are not listing your home at a price that is drastically more than the true worth of your home.

    7.   Final walk-through

  • The buyers and their agent will walk through your home one last time. This is to make sure that the agreed upon repairs have been done, and that your home is in an acceptable condition.
  • If you have removed pictures or anything else from the home that has led to holes in the wall or any other damage, you will want to fix it before the walk-through, to avoid any last minute problems.

  8.   Close 

  • Congratulations! This is the day that your home will be officially “SOLD!”
  • You will meet with your agent, the buyers and their agent, as well as a Title agent and lender.
  • Here the final contracts will be signed and funds will be distributed.
  • You will hand over the keys to the new owners.

Just last Friday I enjoyed telling you about a great new listing we had for real estate Louisville. Well 3605 Trail Creek Pl is no longer available because we got it under contract in 2 days with 5 offers made very quickly. The temperature might be cooling down but Family Realty is not.

We love selling real estate Louisville and we love selling our client’s homes quickly. It doesn’t get much quicker than selling a home in one day. This is what Jamie Klein was able to do with 1101 Windsong Way located in Windy Hills.


This wonderful 3 bedroom 2.5 bath home sold at full price. This well-kept home has very desirable hardwood floors throughout the first floor, in the master bedroom and upstairs hallway. I don’t know anyone who wouldn’t want a spacious walk in closet. This master bed took this to the max by turning the previous 4th bedroom into the walk in closet.

Winning Weekend at Wimbledon and Family Realty

Roger Federer had a winning weekend at Wimbledon, a record breaking winning weekend in fact. The 35 year old became the first man to win the Wimbledon title eight times. His record breaking Wimbledon win also extended his Grand Slam record to 19 titles. This leaves him 3 ahead of his fiercest competitor Rafael Nadal, who hold 15 titles. 

Federer beat Croatian Marin Cilic in three straight sets. Again Federer added to the records in this feat by becoming the first man to win the Wimbledon title without dropping a set since 1976. Bjorn Borg was the last man to achieve this feat. At 35 years of age, Federer's record feat is evidence of his great work ethic and unbeatable experience. 

But as much as we enjoy our sport at Family Realty, what we are really passionate about winning at is selling and finding homes for our customers. That is what we did this weekend. Scott Boehnlein and Jamie Klein both had winning weekends.

Scott listed 6305 Zermatt Ct last week Wednesday and it was under contract before the end of Friday. This was a fully updated 6 bedroom, 4 bathroom, 4097 Sq Ft home. It featured a vaulted ceiling living room, with open plan kitchen and breakfast nook, leading into a formal dining room. An incredible master suite with large ensuite bath, another bathroom, laundry room, and office finished off the first floor.

The second level featured three large bedrooms and a bathroom with double vanities and shower. But the below ground basment was the real jaw dropper of this home. It featured a large TV room with space for a table tennis table, a bedroom, bathroom, and adjacent bar room with space for a pool table. Scott did a great job selling a great home.

Jamie Klein on the other hand did a great job finding his clients their home in Jefferson county. 8204 Cadence Pl is an open floor plan 4 bedroom, 2 bathroom home. It featured hardwood flooring, granite counters, vaulted ceilings, and a backyard oasis. The kitchen was fully updated and the great room featured a fire place. The roof was also new, so was the stain on the deck. This home also had a playground and greenspace.

Jamie's Home Selling Weekend - 753 N Hite Ave

What a weekend for Jamie Klein at Family Realty. We know real estate louisville and love selling houses and finding people a home. This weekend Jamie Klein found someone a home in Hite Avenue Gardens which is a gated community perfectly located near River Road, Frankfort Avenue, Clifton, and downtown. This property was listed by Kristy D Dugan of Semonin Realtors.

River Road is littered with parks for adults and children. If you want to excercise, watch the children play, or just read a book under the shade of a tree you will spend a lot of time at the parks on River Road. Just a few minutes drive from there you will find yourself in the heart of downtown, home to great restuarants and coffee shops.

While you were having a great weekend chilling with family and friends, Family Realty was selling homes. Now don't feel bad, that's just what we do. We sold a beautiful 4 bedroom, 4 bath home in Shelby county to our client in a week of of them starting their search.

This home had an updated kitchen with granite counter tops and stainless steal appliances. It featured high ceilings and a flowing floor plan. The basement was fully remodeled which added 500 Sq. Ft. of living floor space. Off the back of the home is a partially covered back porch, overlooking a large backyard adjacent to farm fields and grazing horses.

Family Realty found homes for 2 more happy clients yesterday!  We were able to get houses under contract at 911 Woodland Heights Drive and 8719 Eton Road.  This makes 6 houses under contract in 4 days - real estate in Louisville is on fire this October!

911 Woodland Heights Drive is a 4 bed/2.5 bath home ocated in Lake Forest, and was only on the market for 5 days before we brought the buyer!  Lake Forest is a sought after community that started over 20 years ago and features beautiful homes and landscaping. The community features pools, tennis courts, a jogging trail, and a country club with golf course designed by Arnold Palmer.


8719 Eton Road is a traditional style 4 bed/2.5 bath home located in Manor Creek subdivision.  This area provides quick access to Brownsboro Road, I-71, and I-265.  Shop for groceries at the newly renovated Holiday Manor Kroger, or head to The Paddock Shops for a day of shopping and dinner at Drake's.
