Once an Offer to Buy Real Estate is Accepted
So you and your agent have worked on an excellent offer and it's been accepted by the seller. You feel the excitement grow as you envision moving into your new home...so let's not do anything to derail the process.
It's important that you don't change your current habits which got you to the point of your pre-approval from the lender. Many people feel it's okay once the offer has been accepted to go ahead and start shopping for items for the new home but you should wait a bit until the closing if possible as not to disrupt your credit rating and debt ratios should a problem arise with the completion of the sale.
Talk with your lender and be sure to adhere to their guidelines as their expertise is invaluable. You definitely don't want to do anything to jeopardize your chance at getting this home or a different house should the need arise.
With the thorough discussions you've had with your agent and your lender you'll feel confident knowing that the offer you've submitted is solid as it was based on sound financial advice on a property that was thoroughly researched and evaluated. Any hesitations you have about the house should be clearly voiced before submitting the offer so you can talk out the pros and cons of the situation and reach a consensus agreement.
